The housing market here in Raleigh is booming like crazy. Is getting a new heating and cooling system before you sell a good investment?
If you’re renovating to get your home ready for sale, you need to be thoughtful when it comes to which projects will actually bring you a return. On average, American spending on home improvement goes up 13% EVERY year, but the average return on investment is only half.
So it’s important to look into which home renovations are actually worth it.
Is a new HVAC system worth it to help sell your house?
The Department of Energy states on their website that an energy-efficient HVAC system increases your home’s value by 5% – 8%. So you should definitely be able to make money replacing your system before you sell your house, IF the conditions are right. Consider these three factors first:
Is your current HVAC system less than 10 years old?
Then you may not make your money back on it when upgrading it and selling your home. But, if your HVAC system is less than 10 years old, AND not functioning as well as it could, then putting money into repairs is a great investment.
How is the local climate where you live?
Obviously if you live in Raleigh, it could get as low as 20°F, and could reach 100° in summer! But even more importantly: our VERY HIGH humidity. Home buyers will look for a new HVAC system, in order to ensure a comfortable humidity level in their home. The harsher the climate, the more reasonable it is for buyers to expect a new HVAC system … and the more appreciative they’ll be!
Is the housing market competitive where you live?
If it’s Raleigh, then, of course! So, to slightly argue with what we said above, it may not always be important to break even or make money on home renovations. It is more important to, well, sell your house! So anything you can do to get buyer interest, increase your home value, and get an edge over the competition in this market is worth it. Whether that’s a new roof, fiberglass insulation, or a new HVAC system … any investment that helps sell your house is a smart investment.
